I propose that strict zoning regulations be enforced for whatever plan Tuscaloosa ultimately comes up with. In my 25 years living here, I've seen so many developers petition and be granted zoning changes (usually from single family to commercial or apartments) unless the neighborhoods organize to fight it. The burden is always on the neighborhood to show why it shouldn't be rezoned. Sometimes it makes sense to rezone, but that should be the developer's job to prove. This is also why I am very happy some serious thought is going into these plans for rebuilding.
