Tuscaloosa needs to throw out the decades old Euclidian zoning regulations in favor of a unified land development code that encourages mixed-use, compact, PEDESTRIAN-oriented development in appropriate areas.
There should be significant incentives to developers and builders who opt for this type of development. These incentives could include permit fee reductions, extension of utilities at low or no cost, public cost-sharing of infrastructure/roads/sidewalk construction, etc. In return, the developers will help the city implement the favored changes in the land use code.
It is a win-win and who doesn't like to win?
